The Trading Roots of Oradea

Historically Oradea has always been a centre of trade and commerce. Its location on the Hungarian border has made it Romania’s gateway to the West. Even during the Communist era the shared border and high volume of trade made this region the most affluent corner of the country. That business acumen continues to the current day and the input of Western ideas and investments is generating a rejuvenation and modernisation of the city.

Foreign investment of 1.3 billion Euros is flowing into Oradea and the Bihor hinterland, producing huge growth potential. The Mayor of Oradea, Petru Filip, has emphasized Oradea's attractive features as the well-developed infrastructure, close ties to Europe, access to many modes of transportation (including the international airport), wide-spread application of Western business practices and a tradition of tolerance between different cultures and religions.

Oradea was known as Petit Paris in the early 20th century and even today the architecture of the city conveys the spirit of the Belle Epoque. The architecture is in the Secession style, which gives the city that certain elegance. The city is also home to one of Romania’s largest Universities, providing education for over 35,000 students.

Demand for Real Estate

As is the case over all of Romania, there is a scarcity of modern, spacious residences. For too long Romanians have associated city living with the grey, high-rise blocks of the Soviet era; only in the countryside could individual houses be found. The advent of newly-built town houses is a very welcome development but, whereas desire for these properties is immense, it is only the more affluent members of society that can presently afford them. Oradea has become an investment hot-spot and the increasing jobs and salaries will sustain pressure on house prices.

The Europa Development

The Europa Development consists of town-houses in a gated, modern residential compound. Completion of the development is scheduled for late 2008. The town-houses occupy an area of between 112-173 m2, with the built area in the range 87-136 m2.
